1. They personally identify with the property 

2. They only invest in their own backyard

3. They take investing advice from people who are not investors themselves

4. They rely on the realtor or seller too much

5. They don’t stick to the numbers 

6. They try to do everything themselves 

7. They don’t prioritize property management 

8. They don’t treat the property like a business 

9. They think that they need all the money lined up before making an offer

10. They don’t look at enough opportunities
