Four NONFINANCIAL Reasons to Invest in Real Estate

Savy investors love real estate to build wealth. The majority of people who are millionaires have used real estate as a tool for them to accumulate wealth. 

Ken McElroy is probably my favourite author and person to follow on social media. He is a wealth of knowledge and is committed to educating people to help them invest in real estate. 

Here are Four Nonfinancial Reasons to Invest in Real Estate from Ken McElroys book, "ABC’s of Buying Rental Property":

1. You don’t have to quit your job to invest in real estate. 

You can work your day job right up until you are financially free. (when the income from what you own as cash flowing assets are greater than your living expenses and you no longer need a job).

2. You don’t need a formal education. 

You don’t need a college degree or a real estate license to invest in real estate. However, you need to invest time and money in Financial Education (self education) in order to better equipped to make good decisions. Unfortunately, schools don’t teach this kind of education, and we often don’t get this from home. We have to go searching for people to give us this type of education. However, the good news is that it can be found!!! 

3. You don’t need a lot of money to invest. 

You can use other people’s money to invest in real estate you own!! How cool is this? If you have the attitude that you have to save up enough money to buy an income property, you likely will never be able to to that. It would simply take too long! Many people are looking for real estate investors they can trust and partner with in agreements like Joint Ventures. In these situations, the real estate entrepreneur would not have to put any money down or at least very little money. It's called using leverage to acquire real estate. The more properties you buy and manage properly, the easier it is to use other people’s money. Eventually, the bank will lend money to your company rather than you. If you can pay your investors a good return, they will want to keep investing with you and tell others about what you are providing for them. 

4. As your business grows, you can work less. 

As the income from your properties grow, you can afford to hire other people to manage and take care of your properties (Property Managers). This allows you to spend the time raising more capital to find more good deals to buy. Eventually your real estate portfolio will create enough income that you can quit your day job and get out of the Rat Race of having to have a job. This is financial freedom. 

These are very powerful reasons to invest in real estate. For me it prioritizes how I spend my time. Should I be investing my time on how to get a better job, or should I invest my time learning how to create true financial freedom from investing into real estate? Give that some thought on how you prioritize your time.
